TENANT SCREENING

PRESCREENING

A NOTE OF CAUTION:  DO NOT RISK YOUR PERSONAL SAFETY

  1. Meet all the prospective residents, including the children.
  2. Verify all Identifications.
  3. Notify anyone and everyone (residents that are outside) that you are showing unit (#)
  4. Show the apartment / home.
  5. During the walk through explain all the features of your community, especially your anti-drug policies.
  6. Present the prospective resident a copy of your rental policies, qualifying criteria and an application for each adult applying.

SCREENING

  1. Require a complete and signed application

With supporting documents

  1. Current pay stubs (look for year to date income, no letters of employment)
  2. Tax Forms 1040 's (self employed)
  3. Court documents (child support / bankruptcy discharge)
  4. All verifiable income and documents (Section 8, SSI, SSA, AFDC, Unemployment, Workman's Comp,
     Retirement [military or job related], etc.
     * FYI * Damages or Rent owed can only be retrieved by Attachable Income (Wages or Real-estate)
  5. Military LES ( leave and earnings statement )
  6. Military ID, SS card, Drivers license, State Id card, etc.
